Crevanta vs Cactus: The Closest Comparison in CRE Underwriting

Last updated 2026-09-014 min read

Crevanta vs Cactus

Quick Summary

Of everything in this category, Cactus is the closest to a like-for-like comparison. Both take deal documents and produce underwriting; both insist the analyst can trace a figure back to the page it came from; both export to Excel because that is where models actually go.

The real differences are asset-class coverage, what happens after the model, and how you get in the door.

Note on the name: this is trycactus.com. A separate, unrelated company owns cactus.ai.

Side by Side

Every Cactus cell is what Cactus publishes on its own site, checked on 1 September 2026.

Where Cactus Is the Better Choice

  • You want to evaluate before talking to anyone. Cactus offers a self-serve way in; we do not.
  • Self-storage is your asset class. Cactus models in-place versus street rates and occupancy by unit type — specific domain modelling, not a generic "supports all property types" claim.
  • You need approval gates before IC. Approval-gated agents and audit trails are a governance story we do not match.
  • You care about prompt-injection posture. Cactus publishes an explicit stance that external documents are treated as untrusted input. Almost no CRE vendor publishes this, and it is the right instinct.

Where Crevanta Is the Better Choice

  • Your asset class is not multifamily, self-storage or development. Cactus lists office, retail, industrial, medical office and hospitality as future. We cover them now.
  • You need the number, not just the model. Cactus publishes no valuation, IRR or returns capability on its product pages. Crevanta prices the deal and runs the sensitivity.
  • You need a BOV. Not published by Cactus. Crevanta generates one with the map, comparables and assumptions.

A Note on What We Did Not Claim

Search results attribute BOV generation, IC memos, DSCR and debt yield to Cactus, sourced to their blog. We could not confirm any of them on a directly fetched product page, so this comparison does not use them — in either direction. If Cactus ships those, this table understates them, and the verification date tells you when to re-check.

That cuts both ways deliberately. It would be easy to publish "Cactus: no DSCR" and technically defend it as an absence of published claim. It would also be misleading.

How This Comparison Was Made

Every Cactus claim was read from Cactus's own website on 1 September 2026 and linked above. Where a capability appeared only in third-party search results or in blog prose we could not fetch, it was excluded rather than published — which is why this page is quieter about Cactus's capabilities than some listings.
