Of the vendors in this set, Smart Capital Center claims the fullest chain besides ours: rent rolls and operating statements in, underwriting and Excel or Argus models out, with portfolio stress testing on top. It describes itself as "Your entire CRE operating system".
It also does something we do not: it serves the financing side alongside the investment side — financing quotes, covenant tracking, debt management.
The differences worth deciding on are what comes out at the end, and where your data sits.
Every Smart Capital Center cell is what they publish on their own site, checked on 1 September 2026.

| Financing | Not offered | Yes — financing quotes, covenant tracking, debt management |
| Market data | Researched comps with measured distances | 1B+ signals across 120M+ properties |
| Security | Not published | AES-256, TLS 1.2+, SAML SSO, MFA, US-based servers; wording is "ISAE 3000 (SOC 2)" |
| Data residency | Not published | US only — "Your data never leaves the country" |
Their security page uses the phrase "ISAE 3000 (SOC 2)". ISAE 3000 is the international attestation standard and is not identical to a US SOC 2 Type II report. We have quoted their wording rather than translating it into "SOC 2 Type II certified", because that translation would be ours, not theirs. If an attestation is a procurement requirement, ask them which report they hold.
Every Smart Capital Center claim was read from their own website on 1 September 2026 and linked above. Two things reported elsewhere were deliberately excluded because we could not find them on any page: a valuation offer tied to closing a loan, and a Maximum Purchase Price Calculator whose URL returns 404. Neither appears here in either direction.
